Spring is on the Way!

We hope you enjoyed last month’s issue of Spotlight as much as our team at Elder Group Tahoe Real Estate enjoyed creating it! We love keeping in regular touch with our Clients.

Now that ski season is wrapping up, we reflect back to the winter ski season including the incredible accomplishments of our Truckee-Tahoe Olympians and young local athletes. As a mom of two young skiers and members of Northstar’s Race Team, the Vancouver Games inspired a sense of healthy competition with my son having his sights set on Sochi, Russia. I also want to acknowledge and thank the parents for being such an inspiration as well…all that you do does not go unnoticed. Please read my blog for more insights on this season.

If you find our e-news informative, please consider forwarding to a friend. Be sure to visit our website for real estate updates and an insight into our community. And check out my video about market trends and what to expect in today’s market.

If you have any questions or would like to talk about your real estate needs, please e-mail Alison Elder directly. We look forward to hearing from you. Until next time, we wish you a fantastic end of ski season and early spring!

How Many Gallons of Water is that Shower Taking?!

Keeping Green and Conserving Resources, the Truckee Water Meter Program goes live. Did you realize that Truckee is required by the State of California to install water meters and volumetric billing by 2010? In layman terms, this means that to comply with State requirements, Truckee resident’s water consumption will now be monitored. The good news is that most residents will pay the same, or potentially less, if they are water conscious. Learn more about this important change as well a check out valuable links for your property’s timing and how your rates are determined.

Buying in Truckee - Prices Have Reached the Bottom

Client Buyers continually ask me about inventory supplies and pricing, waiting for the “perfect” moment to buy in Truckee. My response? “It’s time.” Prices have stabilized and appear to be on the brink of a rise in certain markets segments. I recently met with a local appraiser who spent many years leading appraisal groups for a major bank lender in our Tahoe market. His bank developed and utilized a sophisticated algorhythm that indicates that Truckee is no longer a declining market. Lowest Mortgage Rates of 2010 will be Locked in March and April

Historically mortgage rates trend higher during warmer months. This is not only a market driven from Wall Street but also a real estate driven market event as well. We all know that the peak purchasing season is during the summer months. From the time school lets out until the time it starts up again, consumers looking to move or invest in a vacation home traditionally have done so during warm periods of the year. Mortgage rates tend to climb with the mercury. It's been the case in each of the last four years. As spring months turn into summer, the average 30-year fixed mortgage rate rises. This year should be no different. In part because of both market influences. Continue reading about the spring and summer forecast…

Homebuyer Tax Credit Legislation a “GO” in California

Great news! Gov. Schwarzenegger signed Assembly Bill 183 into law on March 25, 2010, providing millions of dollars to Californian’s purchasing a home in 2010 and 2011. What does this mean to you? Check out our overview, the credit amount and the benefits available for first time homebuyers.
